Bozeman commissioners OK plans for East Main hotel

The edge of downtown Bozeman will get another new hotel.  The Bozeman City Commission unanimously approved plans Monday for Bozeman Residence Inn, a four-story, 104-room hotel just off East Main Street.  The building will go on roughly 1.74 acres at 815 E. Main St., just behind Jackpot Casino and with Town Pump to the west.  Commissioners said Monday the building will fill an unused space in town and help meet a need for tourists or those traveling to Bozeman Health Deaconess Hospital looking for a place to stay. They added the hotel’s height makes sense off a major city corridor and a block from downtown.  “It starts to look like an extension of downtown, of Main Street,” Commissioner Jeff Krauss said as he looked at the renderings of the brick and metal building.  Bozeman Hotel Group, LLC is listed as the applicant.

Will Ralph with BlackRidge Companies — part of the ownership group for Residence Inn — said construction could begin on the project later this fall. He said the project would likely wrap up in early 2021.  He said developers changed their designs to brick and corrugated metal after city feedback so the hotel blends in with neighboring buildings.  The hotel will have 124 off-street parking spaces, 34 of which will go in an underground garage. There will also be 23 parking spaces for bikes.  Plans include space for a restaurant and bar in the hotel with a patio just off Main.  “It’s a small bar and restaurant with small plates, more meant for guests before they head downtown,” Ralph said.  The Bozeman Residence Inn is one in a series of new hotels going up around Bozeman’s core.  The Lark opened on Main Street and Grand Avenue in 2015 and expanded last year.  In May, developer Andy Holloran filed plans for a six-story project called AC Hotel on the corner of Mendenhall Street and Tracy Avenue.  Kimpton Hotels & Restaurants recently announced plans to operate the upcoming hotel under construction in the old National Armory Building.

New Homes2 Suites Hotel in Denver Financed Through Colorado’s C-PACE Program

Lafayette, CO—Colorado C-PACE today announced that BlackRidge Companies will use C-PACE financing to construct a new Homes2 Suites by Hilton® extended-stay hotel near Denver International Airport. The financing will be used to incorporate various energy-efficiency design features into the 71,065 square-foot facility located at 9193 E. 47th Avenue.

Montana-based BlackRidge Companies, which specializes in the development of hotels and multifamily properties, is the project developer.  Tim Wilson of BlackRidge said, “BlackRidge is excited about our first C-PACE project in Colorado.” He added, “C-PACE financing allowed us to maximize energy-efficient measures and systems throughout the design of the hotel, resulting in a high-performing building that will be efficient to operate which in turn adds value to the asset.”

PDC Engineering, in collaboration with BlackRidge, provided the technical support and analysis necessary to qualify the project for C-PACE financing. Jacob Goodman of PCD Engineering said, “We are happy to have assisted the BlackRidge team in developing an energy efficient, quality product that will deliver low operating costs for years to come.”

BlackRidge Companies Breaks Ground on The Element in Tukwila, WA

Almost 3.5 acres of vacant land at 345-515 Industry Dr. in Tukwila have sold for $6.2 million, according to King County records.  The buyer was Tukwila Hotel Group LLC, associated with BlackRidge Companies of Bozeman, Montana, which is planning a five-story, 177-room Element hotel.  The seller was Myong & Young LLC, which acquired the property in 2013 for a little over $2.5 million.  Jason Rosauer, Rob Anderson and Thad Mallory of Kidder Mathews represented the seller. The deal was worth about $41 per square foot. The property had been listed for well over a year.  The site is a little west of the Green River, and east of Westfield Southcenter Mall. The city of Tukwila approved the hotel project last year. A day spa was previously considered for the site.

Johnson Braund designed the L-shaped building. Key Construction will be the general contractor. The team also includes Barghausen Consulting Engineers, civil; JGM Landscape Architects; and Robinson Engineering, MEP. There will be surface parking for about 177 vehicles, plus various guest amenities. BlackRidge intends to start construction next month, with completion in November 2020.

Privately held BlackRidge specializes in hotels and multifamily development. It’s active in the Mountain West, Midwest and South. The Element is its first project in this state.  The project is variously called Element by Marriott and Element by Westin; the Marriott and Westin brands are now both under the same umbrella, following the 2015 merger of Marriott and Starwood Hotels & Resorts.

The Southcenter-Tukwila area has lately seen an uptick in hotel development. The 19-story, 185-room Hotel Interurban opened last year, and is now the city’s tallest building. It also includes 371 apartments. A 92-room Tru by Hilton is also being planned nearby.
