BlackRidge Companies Breaks Ground on The Element in Tukwila, WA
Almost 3.5 acres of vacant land at 345-515 Industry Dr. in Tukwila have sold for $6.2 million, according to King County records. The buyer was Tukwila Hotel Group LLC, associated with BlackRidge Companies of Bozeman, Montana, which is planning a five-story, 177-room Element hotel. The seller was Myong & Young LLC, which acquired the property in 2013 for a little over $2.5 million. Jason Rosauer, Rob Anderson and Thad Mallory of Kidder Mathews represented the seller. The deal was worth about $41 per square foot. The property had been listed for well over a year. The site is a little west of the Green River, and east of Westfield Southcenter Mall. The city of Tukwila approved the hotel project last year. A day spa was previously considered for the site.
Johnson Braund designed the L-shaped building. Key Construction will be the general contractor. The team also includes Barghausen Consulting Engineers, civil; JGM Landscape Architects; and Robinson Engineering, MEP. There will be surface parking for about 177 vehicles, plus various guest amenities. BlackRidge intends to start construction next month, with completion in November 2020.
Privately held BlackRidge specializes in hotels and multifamily development. It’s active in the Mountain West, Midwest and South. The Element is its first project in this state. The project is variously called Element by Marriott and Element by Westin; the Marriott and Westin brands are now both under the same umbrella, following the 2015 merger of Marriott and Starwood Hotels & Resorts.
The Southcenter-Tukwila area has lately seen an uptick in hotel development. The 19-story, 185-room Hotel Interurban opened last year, and is now the city’s tallest building. It also includes 371 apartments. A 92-room Tru by Hilton is also being planned nearby.
